Hardin County Housing Market Update | October 2026

by Rachel Brantingham

I just got back from a week in Italy. And I’ll be honest: I couldn’t wait to get home and open the numbers.

I know that sounds nerdy. It’s true. I pull our Hardin County market data every week because it has made me better at what I do. And I believe anyone thinking about buying or selling deserves a local look at our market, not a national headline.

So here’s what I’m seeing as October closes. I think something good may be coming.

The Short Version

Our market is steady. Homes are selling. They’re just taking longer to do it.

  • 421 active homes, down from 423
  • 103 homes sold in the last 30 days, up from 99
  • 4.1 months of inventory, down from 4.3
  • 82 average days on market, up from 78

Here’s what that tells me: buyers are making sellers earn the sale.

Inventory is tightening a little. That does not mean every home flies off the market. Buyers know what they want in price, condition, and value, and they’re holding out for it.

A quick lesson, because I love this part. Months of inventory is how long it would take to sell every home currently on the market at the pace homes are selling now. Lower means a tighter market. Higher means buyers have more choices.

Here’s the full snapshot, because I can’t help myself:

Market Snapshot: October 15-21, 2026

Market Indicator Current Week Previous Report (Oct 2-8)
New Listings 29 26
Homes Under Contract 18 24
Homes Closed 23 12
Active Listings 421 423
Homes Sold, Last 30 Days 103 99
Average Days on Market 82 78
Average List Price $348,103 $349,060
Average Sold Price $312,214 $316,841
Median Sold Price $284,900 $295,000
Months of Inventory 4.1 4.3

I skipped a week, so this compares two separate seven-day periods, not back-to-back weeks. The active inventory and 30-day numbers are the best comparisons.

One thing I want you to understand. The median sold price moved from $295,000 to $284,900. That does not mean your home lost value. The median reflects which homes happened to sell, not what any one house is worth.

We Don’t Have One Market. We Have Several.

Price Range Active Sold (30 Days) Avg. Days on Market Months of Inventory
Under $250K 100 35 72 2.9
$250K-$400K 216 49 85 4.4
$400K-$600K 76 19 85 4.0
$600K-$800K 19 1 140 19.0
$800K+ 13 2 66 6.5
  • Under $250K: the tightest at 2.9 months. If you’re shopping here, be ready to move when the right home appears.
  • $250K-$400K: tightened from 4.9 to 4.4 months, with 49 sales in 30 days.
  • $400K-$600K: holding near four months. Active listings dropped from 82 to 76.
  • $600K-$800K: 140 days on market and one sale in 30 days. That 19.0 looks dramatic, but it’s one sale. Small samples swing wildly, which is why these homes need their own analysis.
  • $800K+: two sales in 30 days. Same lesson. Every home gets its own look.

Here’s What Has Me Excited

I’m hearing that some qualified buyers are seeing financing options return to the 6% range, after some were quoted rates in the mid-7s.

Please hear this as news, not a quote. Rates vary by lender, loan program, and borrower.

But think about what it could mean. A lower rate can change a monthly payment and a buyer’s purchasing power. I believe we could see more buyer activity over the next 30-60 days, and I want you ready.

If You’re a Buyer Who Hit Pause

Maybe you decided to wait because the monthly payment didn’t make sense. I get it.

Here’s my ask: call your lender again. Get updated numbers. You may be surprised.

Then call me. I’d love to walk through what’s out there with you, especially homes that have been on the market a while or have adjusted their price.

If You’re a Seller

I ask every seller the same question: How important is it to you that your home sells before the end of the year?

If the answer is very, your plan needs to say so. Here’s what we’ll look at together:

  • Your competition and recent comparable sales
  • Showing activity and what buyers are saying
  • Whether your price matches today’s market
  • Your home’s condition and presentation
  • Your willingness to negotiate repairs, concessions, or price
  • What it costs to carry your home into next year

Here’s what I want you to hear. We’ve recently seen multiple offers after sellers made strategic price adjustments and had their homes looking their best. A price change isn’t losing. Sometimes it’s the adjustment that gets you sold.

I’ll always help you decide with data, not emotion.

Under Contract Isn’t the Finish Line

Buyers are getting more particular about repairs, and some contracts have fallen apart at inspection.

Sellers, know your home’s condition before an offer comes in. Buyers, learn the difference between routine maintenance, cosmetic issues, and significant defects. We work too hard to get you under contract to let a preventable surprise derail it.

What I’m Watching Next

  1. Rates and financing. Do better options bring waiting buyers back?
  2. New contracts. We had 18 this week. Do they climb toward November?
  3. Inventory. At 421, tighter inventory plus more buyers could change the competition in some price ranges.
  4. Seller motivation. Do more sellers adjust as year-end gets closer?
  5. Days on market. Does 82 level off or keep climbing?

Before I Go

I have to tell you something.

The Brantingham Group has officially reached $50 million pending and sold.

I want to say thank you. Behind every number on this page is a family. A move. A new beginning. A big decision. You trusted us with it, and that’s what I’m proudest of.

The number is worth celebrating. But the experience we give you is what grows this business, one client, one conversation, and one transaction at a time.

Here’s to finishing this year strong. ❤️
